Property disputes are among the most frequent legal matters specially in Noida & Delhi. They arise from unclear titles, incomplete sale deeds, forged documents, disputed inheritance, and boundary conflicts. If you face a title issue, the first priority is safeguarding documents and a clear chain-of-title.

Immediate steps to follow : (1) Secure originals — sale deed, registered documents, mutation entry, tax receipts, possession evidence (electricity/water), allotment letters.

(2) Order a certified title search / encumbrance certificate from the sub-registrar for the entire period the property changed hands.

(3) If there’s unlawful occupation, send a legal notice stating your possession/title and demanding vacation — keep proof of delivery.

Legal remedies in Property disputes cases:

  • Civil suit for declaration, possession and injunction — when title is disputed or someone interferes with your possession. The suit asks court to declare title/rights, restrain trespassers, and restore possession.
  • Suit for partition — where co-owners dispute shares.

  • If the other party is a builder, check for RERA registration and send a legal notice; consider consumer forum or RERA complaint for buyer grievances.
